What is real estate visualization?
Real estate visualization is the photoreal 3D representation of a property for marketing, sale or lease. Unlike traditional real estate photography, which only captures the existing state, a 3D visualization shows the property as it will look after completion, refurbishment or staging. Starting from plans, a usage concept or survey data, we build an image that lets your audience grasp the property immediately — months before the shell is finished.
In Switzerland, real estate visualization has long become a standard for professional property marketing. No developer launches a new build on homegate, newhome or Comparis without first investing in a high-quality 3D visualization of the property. The promise is straightforward: the more realistic the image, the faster the sale or initial letting — and the easier it is to defend the calculated price per square metre against prospects.
ArchVisual specialises in exactly this field. As a studio under Archify AG in Bern, we deliver real estate visualizations that simultaneously feed the listing, the portal, the landing page and the investor pitch — in DE, FR and EN, for properties across Switzerland.
Who is real estate visualization relevant for?
Real estate developers
For new build projects where sales or leasing starts months before construction. Real estate visualization turns a scaffolding and a site board into a marketable product with listing, portal page and campaign visuals.
Brokers & property managers
For empty apartments, unfurnished shells or properties in need of refurbishment. With virtual staging or photoreal 3D visualization you show the potential instead of the emptiness — lifting both lead quality and conversion rate.
Housing cooperatives
For initial lettings, information events with members and the marketing of replacement buildings. Real estate visualization helps clarify member expectations early and secures occupancy rates.
Investors & property companies
For pitch decks, due diligence packs and commercial launches. A clean 3D visualization for real estate makes yield expectations, use mix and fit-out level readable in seconds.
Our services for your real estate marketing
Professional real estate visualization is much more than a single rendering. It is a complete image package for listing, portal, website and campaign, delivered as a coherent set so every audience — buyer, tenant, investor — gets the right format.
- 01.Listing hero images — the one exterior that carries every campaign. Used as cover image on homegate, newhome and Comparis, as opener in the print listing and as Open Graph image for the project landing page.
- 02.Interior visualization per apartment type — for apartment buildings we deliver a coordinated kitchen, living-dining and bath set per apartment type. Prospects see exactly the layout they are interested in.
- 03.360-degree tours for portals — interactive panoramas embeddable directly on homegate or your own portal. Ideal for premium properties and penthouses, where spatial feel drives the buying decision.
- 04.3D floor plans for the listing — furnished three-dimensional floor plans that replace 2D plans on the portal. The single biggest conversion lever on listings, because layout and furniture positioning become instantly readable.
- 05.Virtual staging — for existing properties, photos of empty apartments or properties in need of refurbishment. We furnish digitally and show the potential, without any furniture house having to move in.
- 06.Exteriors with context — photoreal integration into the real neighbourhood, topography and vegetation. Prospects see the property not in isolation, but in the district they will actually live in.
Image series from our real estate visualization portfolio
This is what a complete image series looks like for marketing on homegate, newhome and Comparis. Hero image, living-dining area, kitchen, exterior perspective in the neighbourhood — all derived from a single 3D model and staged consistently. More projects in the portfolio on the home page.
Real estate visualization pays off
Investing in a high-quality real estate visualization is not investing in pictures, it is investing in three hard outcomes: faster marketing, stronger attention and a higher achievable price. The data from Swiss portals is clear: listings with professional renderings measurably outperform listings without.
- 01.Faster sale and faster initial letting — marketing time typically drops by several weeks, because prospects have already emotionally grasped the property before the first viewing. Less noise, more qualified leads.
- 02.More attention on portals — homegate, newhome and Comparis algorithmically favour listings with a complete, high-quality image series. Real estate visualization drives more clicks, more saved favourites and more first-contact requests.
- 03.Higher achievable price per square metre — a professionally visualized property is perceived as more valuable. This makes defending the calculated price structure easier and reduces the discount pressure in the final negotiation rounds.
3D visualization for real estate portals (homegate, newhome, Comparis)
The Swiss real estate portals each have their own image standards — and these define how your listing is displayed and how hard it is pushed. homegate recommends landscape cover images of at least 1920 pixels wide, newhome prefers JPG below 5 MB per file, Comparis prioritises maximum floor-plan readability. We know these standards and deliver every image from the real estate visualization in a format that works on every portal.
Concretely, for each motif you receive a standard portal version (3840 × 2160 pixels, JPG, web-optimised), a print version for the printed listing (higher resolution, no compression), a square format for social media advertising and, if required, a 16:9 variant for the landing page hero. The full set, derived from a single 3D model of your property, without additional photo shoots.
Virtual staging vs. listing rendering
The two disciplines are often confused but serve different purposes. Virtual staging works on an existing photograph: an empty apartment is furnished digitally so the portal listing shows liveability instead of emptiness. Prerequisite: a usable photo. We recommend virtual staging for existing stock, vacant rentals and fast re-listing.
A listing rendering from classic 3D real estate visualization, on the other hand, is computed entirely in 3D from the architectural plan. It is the only option for new builds, where there is nothing yet to photograph, and for refurbishments where the final state does not exist. The upside: full control over perspective, material, time of day and staging — and an image producible at any desired resolution.
